The consultation: We accompanied them to multiple property showings, evaluated existing conditions and structural integrity, discussed what was involved in converting each property to their timber frame vision, and helped them determine which properties were worth pursuing versus which would become money pits.

What they needed: Someone with construction expertise to walk properties with them, assess whether each home was a good fit for a timber frame renovation, and talk through feasibility, structural considerations, and investment realities.

The client: A couple who wanted to build a custom timber frame home but couldn't find the right land, so they shifted to buying an existing property they could renovate.

The consultation:  We walked through the project step by step, answered their questions, helped them understand the sequencing of trades, clarified what they could handle versus what required a licensed pro, and made sure they had a solid plan before starting demo.

What they needed: Answers to the real questions that come up during a DIY project - like who's responsible for ordering materials (does the plumber supply the faucet or do I buy it myself?), how to lay out the tile and where to stop it, whether removing the only tub in the house for a walk-in shower would hurt resale value, what the code requirements are for ventilation and vent fans, when to schedule the plumber, and whether they needed an electrician for new lighting (and how that changes if a vent fan is involved).

The client: A capable homeowner ready to tackle their own bathroom renovation but wanting to make sure they did it right.

The consultation:  We provided multiple site visits and tours with potential buyers, developed a detailed scope of work with input from our trades, and provided ballpark investment ranges so buyers knew exactly what they were getting into before making an offer.

What they needed: Construction insight to help the agent and seller communicate the scope of work required to make the home livable - and eventually finished to its full potential.

The client: A real estate professional with a client selling a half-finished home - and we mean half finished. The exterior was complete, but the inside was basically a shell. No interior finishes, no power or plumbing running to the house.

How is consulting different from hiring you as our contractor?

Consulting is guidance-only. We're not managing trades, ordering materials, or overseeing construction. We're providing our expertise so you can make better decisions—whether you're planning a future project, managing your own renovation, or evaluating a property.

What is the starting cost of a construction consultation?

Consultation services are priced as follows:

  • Onsite Consultation: $300 flat rate. Includes up to 2 hours on site and verbal guidance. No written deliverable included.
  • Additional Time: $125/hour for time beyond the 2-hour base visit, follow-up calls exceeding 15 minutes, or additional research and coordination.
  • Written Deliverables: À la carte add-ons selected by the client. See below for deliverable options and pricing.
  • Follow-up calls of 15 minutes or less are included at no additional charge.

Deliverables Menu — Optional Add-Ons

All written deliverables are optional add-ons to the base consultation. Client may select any combination. All selected deliverables will be delivered within 5 business days of the consultation visit unless otherwise agreed upon.

Deliverable 1 — Consultation Summary & Scope Outline | $175

A written record of everything covered during the consultation. Includes a clear description of the project scope as discussed, key observations and takeaways from the site visit, any areas of concern noted, and a plain-language summary of next steps and recommendations. Designed to be useful beyond the conversation — something you can reference, share with a partner or family member who wasn't present, or bring to a bank or realtor as a written contractor opinion.

Deliverable 2 — Budget Range Report | $250

A written breakdown of estimated cost ranges for the project or projects discussed. Includes high and low figures by category or phase, notes on what's driving cost in each area, and key variables that could move the number in either direction. This is a planning and feasibility tool, not a formal estimate. Designed to give you a realistic picture of what you're dealing with before you commit to anything — whether that's financing, a purchase, or deciding if the project makes sense at all.

Deliverable 3 — Project Options & Priority Assessment | $200

A written comparison of two or more project options being considered. Includes a side-by-side breakdown of general cost ranges, practical pros and cons, ROI considerations where applicable, and a clear recommendation on which direction makes the most sense given your goals, timeline, and budget. Best for clients who aren't sure whether to do Project A or Project B, or who want a professional opinion on where to put their money first.

Deliverable 4 — Property Assessment Summary | $250

A written contractor's assessment of a property's current condition and renovation or repair outlook. Covers observed conditions, items of concern, recommended further evaluation (structural, mechanical, etc.), and a general sense of what investment the property may require. Designed for three situations: pre-purchase (should I buy this?), pre-sale (what's worth fixing before I list?), and general property evaluation (what am I actually dealing with here?). Note: This is not a home inspection and does not replace one. Scribe General Contracting is not a licensed home inspector.

Deliverable 5 — Full Consultation Report | $425

Combines Deliverables 1, 2, and either 3 or 4 depending on the nature of the consultation — whichever is most applicable. One cohesive document covering the full picture: what was discussed, what it'll cost, and a clear recommendation or assessment. Best for clients who want everything in one place for planning, financing, or decision-making purposes.

Are you home inspectors?

We are not home inspectors. We can only give you guidance based on a general contractor’s perspective, but are happy to connect you with inspectors we know and trust.

Do you offer virtual consultations?

We do! While some consultations will need to be in person (like site walkthroughs), others can be over Zoom! While we specialize in New Hampshire & Vermont regionally, for more general consulting we are happy to support out-of-towners as well!

What if we decide to hire you for full-service contracting after a consultation?

Great! Your consultation fee will be applied toward your project.
